These terms govern your use of BridgeMatch (bridgematch.co.uk) and AuctionBrain (auctions.bridgematch.co.uk), operated by Monlam Ltd ("we", "us", "our"). By using our services, you agree to these terms.

1. The Service

BridgeMatch provides AI-powered lender matching for bridging finance, and AuctionBrain provides AI-powered analysis of UK property auction catalogues. Both tools are designed to assist property professionals in their research and decision-making.

2. Not Financial Advice

Our tools provide information based on lender criteria data and publicly available auction catalogue data. This information is:

• Provided for informational purposes only
• Not a recommendation to proceed with any particular lender, loan, or property purchase
• Not a substitute for independent financial, legal, or surveying advice
• Subject to change as lender criteria and auction catalogues are updated

Lender matching results indicate potential suitability based on our database. Actual lending decisions are made by lenders based on their own assessment of each application. We do not guarantee that any lender will offer terms to any borrower.

3. Accuracy of Data

We make reasonable efforts to keep our lender database and auction data accurate and up to date. However:

• Lender criteria change frequently and our database may not reflect the very latest position
• Auction lot details are extracted from auction house catalogues and may contain errors
• AI-generated content (chat responses, lot scoring, investment signals) may contain inaccuracies
• We accept no liability for decisions made based on data provided by our tools

4. Your Account

• You must provide a valid email address to create an account
• You are responsible for maintaining the security of your account
• You must not share your account or authentication links with others
• We may suspend or terminate accounts that violate these terms

5. Subscriptions and Payments

• Some features require a paid subscription, processed by Stripe
• Free trials are offered at our discretion and may be withdrawn at any time
• Subscriptions renew automatically unless cancelled via the Stripe customer portal

6. Acceptable Use

You must not:

• Use automated tools to scrape, extract, or bulk-download data from our services
• Attempt to circumvent rate limits, authentication, or access controls
• Redistribute our lender database or auction analysis data commercially
• Use the service for any unlawful purpose
• Attempt to access other users' accounts or data

7. Intellectual Property

Our lender database, matching algorithms, AI prompts, auction scoring system, and website content are proprietary to Monlam Ltd. You may not copy, reproduce, or create derivative works from our tools or data without written permission.

8. Limitation of Liability

To the maximum extent permitted by law:

• We provide the service "as is" without warranties of any kind
• We are not liable for any loss or damage arising from use of our tools, including (but not limited to) financial losses from lending decisions or property purchases
• Our total liability to you shall not exceed the amount you have paid us in the 12 months preceding any claim

9. FCA Disclaimer

BridgeMatch is operated by an FCA-authorised firm. However, the tool itself provides information, not regulated advice. Where regulated bridging finance is involved, borrowers should ensure they receive appropriate advice from a qualified adviser.

10. Changes to These Terms

We may update these terms from time to time. Continued use of the service after changes constitutes acceptance. Material changes will be communicated via email.

11. Governing Law

These terms are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
